AIRBNB & HOLIDAY RENTAL MANAGEMENT

Personal Airbnb & Holiday Rental Management in Kotor

Based in Kotor, I offer personal Airbnb co-hosting and holiday rental management for selected homes in Kotor, Dobrota and the surrounding Bay of Kotor. I bring the same care to each home as I do to my own apartment.

You deal directly with me. Your property receives individual attention, with thoughtful guest messages, careful presentation and clear owner updates. You pay a fixed fee for the agreed service, with no percentage commission on bookings.

HOLIDAY RENTAL MANAGEMENT

Monthly management: €400–€600, depending on your property.

One agreed monthly fee for your rental season. Unlimited stays. No percentage commission. As your bookings grow, your management fee stays the same.

Your season, your choice. The monthly fee applies only during your agreed rental months, for example April to November. You decide when your home welcomes guests. If you choose to rent beyond peak summer, cooler months offer a quieter way to enjoy Montenegro.

For quieter or off-season months, we can agree a reduced monthly fee based on the support you need. Rates, service scope and seasonal arrangements are negotiable, with everything agreed in advance.

From your listing and calendar to guest communication and coordinating arrivals, I keep your rental organised throughout your chosen season. Your agreed service includes listing updates, pricing, calendar management, guest enquiries and messages, and arrival instructions. There is no limit on the number of stays and no additional management fee per stay.

Cleaning, laundry, repairs and other supplier costs are paid separately. We agree in advance who handles physical check-ins and on-site assistance, the responsibilities involved and any additional charges. Work outside the agreed service requires your approval.

You retain your listing and add me as a co-host with the permissions needed for our agreed service.

Discuss rental management

Fair fixed rates, with no percentage commission on bookings. Monthly management is €400–€600 during your chosen rental season only. You decide which months your home is available, for example April to November. Your final fixed fee and active management months are agreed before we begin, according to your property. Support outside that period is optional and agreed separately. Initial listing setup costs €300 once, when needed. Cleaning, laundry, repairs, supplies, photography, taxes and Airbnb or other platform fees are separate. Additional work and spending require your approval.

Any spending or additional work is agreed with you first. Ongoing support has a defined scope and agreed contact hours.

Do I keep my Airbnb listing?

Yes. You retain ownership of your listing and invite Jovan as a co-host with the permissions needed for the agreed service.

Are cleaning and repairs included in the management fee?

No. Cleaning, laundry, repairs, supplies and platform fees are separate. Additional spending is agreed with you first.

Can I begin with one visit or one preparation request?

Yes. Home preparation and rental reviews can be arranged as one-off services. Ongoing support is agreed separately.

Which locations do you cover?

Homeowner support starts in the Bay of Kotor. Requests elsewhere in Montenegro are considered individually, according to location and availability.
